Mid-rise apartment envisioned for former Sardis Bottle Depot site, Canadian Legion to stay put for now

CHILLIWACK — A mixed residential and commercial development could be coming to the site of the former Sardis Bottle Depot, following its recent demolition.

The city of Chilliwack says an application to rezone the property, located at 45635 Lark Road just off Vedder Road, has been submitted with the goal of facilitating the construction of a mixed residential and commercial development. The application aims to rezone the property in question to a C9 zone, or mid-rise commercial apartment zone.

According to an email dated Friday, October 6 from Liana Wiebe in the city’s communications department, and sent to Fraser Valley Today, municipal staff do not have an anticipated public hearing date for redeveloping the property as the proposal is still under review.

When the application does proceed to a planned public hearing date, Wiebe says signage will be placed on all the subject properties and the necessary notification process will be completed, including newspaper ads and notices to properties within 30 metres of the development. Wiebe says at that time, detailed information regarding the proposal will be available for review by the public.

While city staff are still reviewing the proposal, one nearby entity won’t be relocating anytime soon. The Royal Canadian Legion Branch 295, located at 5661 Vedder Road just a stone’s throw away from the property in question, will remain in its current location for the foreseeable future.

“We won’t have to relocate for at least another five years, or until we find a new location,” said Steve Hames, first vice-president for Branch 295, in an email to Fraser Valley Today.

There are several retail stores inside the ground level strip mall at 45635 Lark Road, including Tulip Donairs, which underwent a change of ownership in the past year; Buddy’s Smoke Shop; Pinas Store, a Filipino specialty shop; The Hide-A-Way Cafe; Orb Hair Co.; Finders Seekers Thrift Store; and Fraser Valley Greenhouse Supplies.
