UPDATE: Chilliwack City Council approves demolition of former business centre to expand downtown parking

UPDATE 3:15 P.M. TUESDAY: Chilliwack councillors have approved a demolition contract with Clearview Demolition Ltd. to bulldoze the former Downtown Business Centre at 9240 Young Road and a smaller building at 46010 Princess Avenue, in order to expand downtown parking.

There had been a development application previously planned to build a six-storey mixed-use building on the property at 9240 Young Road, but that development application has been abandoned, Councillor Chris Kloot said at Tuesday’s meeting.

“For reasons with market conditions, I assume, and some of the other things, that plan had been abandoned,” Kloot said. “I think it was a strong move to make sure that we solve a simple, practical plan of the parking problem that is downtown and growing, but also keeping the land from being sold off for development in a way that doesn’t help the city long-term. I think this will make room for something further down the road. As the parking study is underway, we certainly will benefit from some additional parking down there for at least the short term.”

CHILLIWACK – Chilliwack councillors are set to vote today on the demolition of two city-owned properties in downtown Chilliwack, including a commercial building that was once a thriving two-storey business centre.

According to the text of item 7.6 on today’s agenda (Tuesday, Feb. 17), the City of Chilliwack issued a request for quotations to pre-qualified demolition contractors for the demolition of commercial buildings at 9240 Young Road and 46010 Princess Avenue.

The city says proposals were received by the closing date of Wednesday, February 4, 2026, from T & T Demolition Ltd., Clearview Demolition Ltd., and Phoenix Enterprises Ltd.

Clearview Demolition Ltd. submitted the lowest bid of $598,710, while Phoenix Enterprises Ltd. submitted a bid of $1,056,337.80, according to a city staff report.

A staff report indicates the City of Chilliwack purchased the properties at 9240 Young Road and 46010 Princess Avenue in late 2025 as part of the ongoing downtown redevelopment. The properties at 9240 Young Road and 46010 Princess Avenue border existing parking areas which had functioned to support the commercial buildings at the subject properties.

Once the existing buildings are demolished and their debris hauled away, the city says the land area at 9240 Young Road and 46010 Princess Avenue can be used to reconfigure and expand the available parking. An RFQ (request for quotations) was released for the complete abatement of hazardous materials and demolition of the two commercial buildings. The RFQ contained a pre-project hazardous building materials survey. A survey revealed that the office building located at 9240 Young Road contains what the city calls a “large quantity and variety” of hazardous materials, such as asbestos and leachable lead paint, that would need to removed prior to demolition.

Fraser Valley Today featured the property at 9240 Young Road in a December 2024 story in which the former Downtown Business Centre was being envisioned for a six-storey mixed-use building. However, there is no reference to any kind of proposed development in the most recent city staff report from Eric Schultz dated Feb. 9, 2026.
