More details emerge about large mixed-use development at Airport Road/Yale Road in Chilliwack

CHILLIWACK – Chilliwack councillors are set to vote on a mixed-use development proposal at their meeting this week that would see over 150 apartment units built at the corner of Airport Road and Yale Road in Chilliwack.

Item 7.1 on Tuesday’s council agenda asks councillors to give first, second and third reading to an application that would rezone 45645 Yale Road from a C2 (local commercial) zone to a C9 (mid-rise apartment commercial) zone.

The development proposal calls for a six-storey mixed-use development featuring commercial space on the ground floor, five residential storeys above, and an underground parkade.

The development would feature 153 apartment units, including 129 smaller units, along with 1,095 square metres of amenity space, which exceeds the city’s requirements. Planned amenities include a rooftop patio and indoor amenity rooms.

The project would provide 176 off-street parking spaces, including 31 visitor stalls, meeting municipal requirements, and would retain or plant 58 trees, significantly exceeding the required minimum of 31. The development would also be required to comply with all applicable City bylaws and include frontage improvements such as road dedication, sidewalks, curbs, street trees, and LED street lighting.

In addition to the rezoning application, the applicant has submitted a development variance permit application related to storage locker and landscaping requirements, as well as a development permit application to address the building’s form and character under the city’s mixed-use areas development permit guidelines. These applications would be considered by Chilliwack City Council at a later date if the rezoning is approved.

Since more than 50 per cent of the project’s total floor area is residential, provincial legislation prohibits a public hearing for the rezoning application. To ensure compliance with this requirement, a proposed amendment to the C9 zone would require the residential component to remain above 50 per cent at the building permit stage.

Chilliwack City Council will consider the proposal at their meeting this Tuesday, Oct. 6 at 2 p.m.
