CHILLIWACK — Cushman & Wakefield, a global leader in commercial real estate services with 52,000 employees in approximately 60 countries, confirmed Thursday (Nov. 9) that a mixed-use development featuring over 60,000 square feet of commercial retail space and 200-plus residential units will be built on Promontory Road in Chilliwack just east of Vedder Elementary.

According to a commercial brochure sent to Fraser Valley Today by Cody Buchamer and Burton Van Alstine of Cushman & Wakefield, the Andmar development in the 45900 block of Promontory Road will be anchored by a Pattison-operated grocery and pharmacy with approximately 65,000 square feet of commercial real retail space and 204 residential units in phase one. The development will be built in phases as part of a mixed-use, sustainable lifestyle community.

“Surrounded by over 38,000 existing residents and an additional 12,000 housing units being developed within a 3-km radius, Andmar is the sole remaining retail plaza on Promontory Road with two controlled intersections available for commercial lease,” the brochure from Cushman & Wakefield stated. “The premium exposure retail units provide easy access and ample parking for customers. The plaza is sure to become the primary restaurant & shopping location for the growing, affluent node of Promontory Heights in Chilliwack.”

The development is located at Promontory Road and Thomas Road on an approximately 10-acre site.

A member of the public contacted Fraser Valley Today Saturday, Nov. 11 to indicate the land in question is owned by Skowkale, Yakakwioose and Tzeachten First Nations.

“The property features two controlled intersections, providing ease of access to businesses in all directions,” the commercial brochure stated. “With its breathtaking landscapes, excellent schools (Vedder Elementary and GW Graham Secondary School) and numerous recreational opportunities, Sardis/Promontory is a highly sought-after area for residents and visitors alike.”

Building A, directly east of Vedder Elementary, will feature grocery and pharmacy, presumably within the Pattison brand of companies like Save-On-Foods, along with a Gulf & Fraser credit union branch and three commercial retail units. It is expected to have occupancy during the fourth quarter of 2024. An individual on Facebook indicated the grocery store could be a Choices Market, but this has not been confirmed by Cushman & Wakefield or anyone associated with the project.

Building B will house 11 commercial retail units with approximately 15,790 square feet available. Flexible units will range from 800 square feet to 15,790 square feet. It has an expected occupancy date during the second quarter of 2025.

Building C at the corner of Thomas Road and Promontory Road will feature a restaurant containing outdoor seating space. Like Building B, it is expected to open during the second quarter of 2025.

There will be 118 surface parking stalls and 411 underground stalls for a total of 529 parking spaces.
