More housing could be coming to Promontory

CHILLIWACK — Chilliwack city council this week gave first and second reading to a proposal that would build 17 townhouse units on what appears to be a 1.54-acre property on Hudson Road up in Promontory.

According to agenda item 7.8 on the council agenda this past Tuesday (Nov. 7), applicant James David Hipwell is looking to rezone 46750 Hudson Road from an R3 (small lot residential) zone to an R4 (low density multi-unit residential) zone to facilitate a future 17-unit townhouse development.

A City of Chilliwack staff report from planner Stella Xiao states that once the bylaw has been to a public hearing scheduled for Tuesday, Nov. 21, staff recommend that council hold the application at third reading pending the issuance of a development permit under Development Permit Area 2 (hillside and upland areas) and Development Permit Area 3 (riparian area) with respect to the property at 46750 Hudson Road.

The staff report from Xiao indicates a conceptual site plan was submitted demonstrating a viable townhouse site design and layout that complies with zoning Bylaw standards. The conceptual plan includes 17 townhouse units located within 6 buildings, 38 off-street parking spaces, including 1 resident space within the garage for each townhouse unit, 4 visitor spaces and a 240m2 common amenity area.

Since the conceptual plan is based on a 10-metre riparian setback currently under review within the DP3 application, the proposed density and subsequent zoning bylaw requirements for parking, common amenity space, and landscaping may be subject to change, Xiao wrote in her staff report.

The property in question contains a single-family home that was built in 2001, according to B.C. Assessment. There have not been any property sales in the past three years. The property has been assessed at $1,823,000, B.C. Assessment records state.
