Mixed use envisioned for shuttered strip mall just off Vedder Road in Chilliwack, though timeline is unclear

CHILLIWACK – A commercial property in Chilliwack that once housed the Sardis Bottle Depot and other businesses like Tulip Donair and The Hide-A-Way Cafe is still being eyed for commercial redevelopment.

In response to an inquiry from Fraser Valley Today, the City of Chilliwack said in an emailed statement earlier this week that the municipality has received rezoning, development permit and development variance applications for six properties located in and around strip mall.

Those six properties include 45635 Lark Road, the former Sardis Bottle Depot that formally opened at its new location on Vedder Road in August 2023; 45645 Lark Road, described as a neighbourhood shopping centre on a 35,800-square foot property with multiple apartment units; 5669 Vedder Road, the site of the closed Butter Chicken House; 5655 Vedder Road; 5661 Vedder Road, home of the Royal Canadian Legion Branch 295; and 5663 Vedder Road.

Although the applications are currently under review, there is no anticipated date when it might come before Chilliwack City Council, city staff said.

As of three years ago in October 2023, the strip mall on Lark Road housed Tulip Donairs; Buddy’s Smoke Shop; Pinas Store, a Filipino specialty shop; The Hide-A-Way Cafe; Orb Hair Co.; Finders Seekers Thrift Store; and Fraser Valley Greenhouse Supplies.

As of September 2026, at least three of the aforementioned businesses relocated elsewhere. They include Buddy’s Smoke Shop, which has opened in unit 120 at 6640 Vedder Road in Sardis.

A second business, Pinas Store, has relocated to 9132 Young Road in Chilliwack. It opened at its new location on Tuesday, Sept. 15.

A third second business, Orb Hair Co., has relocated to unit 109-5535 Vedder Road. It will hold its grand opening this Saturday, Oct. 3 from 10 a.m. to 3 p.m.

As of Tuesday, Sept. 29, Finders Seekers Thrift Store said it had officially closed but was still looking to sell things like bookshelves, bins of records, boxes of DVDs, and two vintage antique dressers.

Another retail business at the former strip mall had relocated to 46009 Second Avenue in Chilliwack.
