New gas station, fast food restaurant in Chilliwack could be completed this summer

CHILLIWACK – An investment brochure advertising a shopping centre near Highway 1 and Lickman Road in Chilliwack suggests that a new fast food restaurant and gas station could be built at this location by this summer.

According to a sales brochure posted online, Fraser Gateway Centre at 43971 Industrial Way in Chilliwack is being offered for sale at a price of $30.5 million. A bid date for the property is set for this Wednesday, April 29.

The sales brochure states that Western Canada NNN Group and Tetra Realty Advisors are presenting Fraser Gateway Centre, a bond-like investment opportunity at a prominent Highway 1 interchange in Chilliwack, secured by long-term ground leases with Fairfield by Marriott, Tim Hortons, and Canco Petroleum alongside an 8-unit everyday-needs retail strip, and offered well below its $43 million replacement cost.

The property is being promoted for its bond-like ground lease income with the majority of capital investment funded directly by tenants.

Brand new improvements are being offered as part of the $30.5 million purchase price with an August 2026 estimated completion. Those improvements include a Wendy’s fast food restaurant and Canco gas station. Both are said to be under construction, according to the investment brochure.

The property also features existing tenants like Angry Otter Tap & Forno, Smoke Shack, Freshslice Pizza and Firehouse Subs.

The property carries a 16.6-year WALT (weighted average lease return) with contractual rent escalations. A WALT measures how much contract rent is remaining with the property. It records the weighted average remaining contract lease term for all tenants at a property.
