Four-acre property on First Nations land in Sardis hits market for a little under $10 million

CHILLIWACK — A four-acre property on First Nations land in Sardis where 97 townhomes could be built has hit the market for a little under $10 million.

According to a posting on realtor.ca, via realtor Lukas Matheson, the property at 7218 Chilliwack River Road has an asking price of $9.7 million and carries a 93-year lease.

“Rarely does a four acre townhouse site in Sardis become available,” the realtor.ca listing stated. “This project located on Skowkale First Nation Land as a long term lease (expires Sept. 27th 2118) and zoned R2.”

The preliminary site layout used for the re-zoning process was 97 townhomes. Archaeological, phase 1 environmental, traffic, geotechnical reports, current layout and designs are all available upon accepted offer.

The parcel’s square footage is listed as 174,240 square footage, according to documents obtained by Fraser Valley Today. The realtor commission is 1.5 per cent.

52 Zero Holdings Ltd. is designated in realty documents as the the seller/landlord.

There’s another significant property for sale not far from 7258 Chilliwack River Road location. Realtor.ca currently lists 5941 Matheson Road, boasting over 20 acres, with an asking price of $1,999,000 per acre.
