UPDATE: Councillors green light 24-unit townhouse project on a half-hectare lot in Chilliwack

UPDATE: Chilliwack City Council has voted at its meeting Tuesday afternoon to give first, second and third reading (adoption) to the 24-unit townhouse project on Uplands Road.

CHILLIWACK — Chilliwack councillors will consider a rezoning application at their meeting that could pave the way for construction of up to 24 townhouses on a 1.19-acre (0.48-ha) property in Promontory.

According to agenda item 7.7 of today’s Chilliwack City Council meeting, councillors are set to vote on a proposal from Andrea Scott to rezone 46462 Uplands Road from an RR (rural residential) zone to an R4-A (medium-density multi-unit) zone to facilitate the construction of 24 townhouse units in four separate buildings.

The final lot layout must adhere to city bylaws and include road dedication of 1.12 meters as well as urban frontage improvements like barrier curbs, gutters, sidewalks, and LED streetlighting along Uplands Road.

The property on Uplands Road is situated in an area that has experienced ongoing redevelopment through construction of townhouses and single-family developments.

A city staff report suggests the applicant conducted independent public engagement and received five supportive responses. The City of Chilliwack believes the rezoning application as presented is consistent with what it calls the “developing nature” of the surrounding residential area.

“The requested rezoning is consistent with the ‘Comprehensive Development Area’ OCP designation and will provide appropriately scaled housing in proximity to amenities including parks, an elementary school and a small commercial area,” a city staffer wrote in a report. “The proposal is also anticipated to complement the ongoing single family and townhouse redevelopment in the area and support a safe and vibrant environment.”

The project will include four-bedroom homes containing ground floor flexible spaces.
