Fraser Valley real estate sales still lower than year-over-year average in July

ABBOTSFORD — Home sellers are having to get a little more grease on their elbows this year as July sales continue to stay under their annual figures.

A total of 462 homes were sold in Abbotsford, Mission and Langley last month, roughly 10 per cent less than the same time the previous year.

Benchmark prices have dropped across the region, with the exception of North Delta and Mission, which went up by 0.5 per cent.

“In a market where buyers are cautious and have ample choice, successful sellers are going the extra mile to meet buyers where they’re at,” said Tore Jacobsen, chair of the Fraser Valley Real Estate Board (FVREB).

“Staging their home, handling repairs up front, and most importantly, pricing their homes realistically for the current market conditions.”

They may not have to work too hard– the regional real estate board, which also includes communities in White Rock, Surrey and North Delta, currently remains in a buyer’s market with an overall sales-to-active listing ratio of 11 per cent.

If those figures rise between 12 and 20 per cent, the market will be considered balanced.

FVREB CEO Baldev Gill explained that tariff threats have loomed over the real estate market this summer, saying, “The slowdown in home sales this spring and summer has largely been driven by uncertainty and fear.”

“Buyers and sellers are taking measures to offset the anticipated impacts, knowing that the economic effects of tariffs will likely take some time to be fully realized throughout the system,” he added.
