Gas station, convenience store coming to Chilliwack development near Lickman/Hwy. 1

CHILLIWACK — A gas station and convenience store will be built at a new commercial and retail development near Highway 1 and Lickman Road in Chilliwack.

According to a news release from Denciti Development Corp., Canco Gas has committed to a long-term lease to build a new service station and convenience store on the southeast corner of the 4.46-acre Fraser Gateway Centre, at Lickman Road and Industrial Way. A development permit application is expected in the near future.

Denciti Development Corp. says the commercial development is uniquely positioned at one of Chilliwack’s most prominent intersections, offering high visibility and convenience for Trans Canada Hwy 1 travellers and the city’s expanding population. As Chilliwack continues to grow in leaps and bounds, the corporation believes Fraser Gateway Centre will emerge as a leading business hub in the Fraser Valley.

This new lease agreement follows the recent opening of the dual-branded 150-room Marriott hotel (Fairfield Inn and TownePlace Suites), which anchors the southern end of the development. The hotel accentuates a growing tenant mix that includes Tim Hortons, Angry Otter Liquor, Cannabis Connection, Freshslice, Smoke 2 Snack and Firehouse Subs, with several businesses currently completing tenant improvements.

Only two retail units remain available for lease, including 1,659 and 2,827 square feet, and are ready for immediate possession. Denciti believes these units offer prime exposure to Highway 1 and flexible zoning for uses ranging from food and beverage to personal services and specialty retail.

Denciti says Chilliwack’s population growth shows no signs of ease, with over 4,300 new residents added in 2024 and 747 new business licences issued, up from 618 the previous year. The company believes developments like Fraser Gateway Centre are helping to meet the demand this growth creates, offering well-located, flexible space for businesses looking to serve both a rising local population and a broader regional market.
