Update: Chilliwack Council OK’s proposed gas station, drive-through in Rosedale

UPDATE 9:10 P.M. TUESDAY NIGHT: Councillor Chris Kloot tells Fraser Valley Today tonight that councillors have approved the development variance application and development permit to include a “paid-by” developer widening of Annis Road from the CN railroad tracks to Yale Road. The road widening will incorporate exits in and out of the gas station.

The gas station could be a welcome addition to the area since there are no gas stations at Prest Road (exit 123) and Highway 1 or Annis Road (exit 129) and Highway 1. For Rosedale residents, the next nearest gas station is in Popkum at the Esso or Petro-Canada.

CHILLIWACK — Chilliwack councillors are set to consider a development variance application and development permit at their meeting Tuesday (Feb. 11) that would see a gas station and drive-through establishment built on the southwest corner of Yale Road and Annis Road in Rosedale.

According to a staff report authored by planner Shamim Bahri from the City of Chilliwack, applicant Isabelle Ferreira hopes to build a service station containing two fuel islands with four gas pumps in a commercial building estimated at 5,274 square feet, or 490m2 .

The proposal also calls for a convenience store, a drive-through establishment, a commercial retail unit and an accessory dwelling unit above the commercial level structure, along with 15 parking spaces and 13 trees, both of which are required by the City of Chilliwack.

The city’s Design Review Advisory Committee reviewed the application at its meeting on September 10, 2024. At that meeting, concern arose over traffic challenges at the nearby intersection of Yale and Annis due to the development’s close proximity to the railway tracks to the south. Discussion followed about a possible turning lane and egress and ingress access to the site. Discussion over a possible traffic study was suggested, and committee members discussed frontage improvements like street lighting and sidewalks.

According to B.C. Assessment records, the property was purchased in May 2022 for $1,560,000. The property is approximately 27,355 square feet, or about six-tenths of an acre.

From April 2009 through to at least September 2022, there was a home on the property based on Google Maps street view images.
