Three-acre parcel along busy Chilliwack road hits the market with eight-figure asking price

CHILLIWACK — A prime piece of real estate along a busy Chilliwack road on which residential development will likely occur has hit the market with an asking price of over $10 million.

According to the text of a real estate posting from well-known Chilliwack realtor Sarah Toop, the last remaining parcel of Webster Crossing at 44490 Keith Wilson Road has been listed with an asking price of $10,250,000.

The 3.25-acre parcel is zoned CD-16 (Comprehensive Development) with principal uses comprising condos, townhomes, row homes and single-family homes, contingent upon city approval.

The property currently features a 2,120-square foot, 3-bedroom rancher and a small two-bedroom accessory building. The property is not designated as Agricultural Land Reserve land and is ready to develop, the listing states.

According to a staff report from the City of Chilliwack, The Beanstalk Daycare operates at 44490 Keith Wilson Road. In October 2020, per a city staff report, a temporary use permit was approved to permit the expansion of the child care facility for up to 16 children in care and to utilize the entire dwelling as a commercial child care facility.
