Up to 20 housing units could be built on a large single-family lot in Chilliwack

CHILLIWACK – Chilliwack councillors are set to vote today on a rezoning application that could facilitate the construction of a townhouse development of up to 20 units on a large single-family lot located just south of Sardis Park.

According to item 7.4 on today’s Chilliwack City Council agenda, councillors will be asked to give first, second and third reading (adoption) to a plan to build 10 townhouses and 10 secondary units at 45925 Collins Drive in Sardis Park.

Councillors will be asked to vote on an application to rezone the property from an R1-A (urban residential) zone to an R4-B (low density multi-unit secondary suite) zone. Staff are recommending that council give first, second and third reading (approval) to the rezoning application.

A staff report states the developer, Stone Peak Developments, hopes to build 10 “architecturally-designed” three-storey townhouses featuring 10 private secondary suites, 34 on-site parking spaces, a landscaped common amenity area, community gardens, and a covered gathering pavilion.

A public engagement package submitted by applicant Ken Friesen revealed six nearby residents supported the project, two nearby residents opposed it, three people were neutral, and several residents were not home when contacted.

The 0.65-acre property in question was purchased in June 2024 for $2.1 million, according to BC Assessment.

Chilliwack City Council is set to consider the rezoning application at its meeting today at 2 p.m. at Chilliwack City Hall, 8550 Young Road.
