Chilliwack real estate sales experience steep decline in October vs. fall 2024

CHILLIWACK — While seasonal momentum might be picking up for patches of B.C.’s real estate sector, sales of homes in Chilliwack and the surrounding area maintained their steep decline in October versus a year ago.

According to the latest data from the B.C. Real Estate Association, only 178 units were sold in the Chilliwack and District Real Estate Board during October 2025, a drop of 25.8 per cent from October 2024 when 240 real estate units were sold.

While the Chilliwack and District Real Estate Board tends to use the benchmark price index to measure the value of homes sold, BCREA uses the average price sold for all units. BCREA says the average price of a Chilliwack-area home sold in October 2025 was $739,510, a drop of 5.3 per cent from October 2024.

Not only does it appear that homes are selling for slightly less, there are more homes for sale in the Chilliwack area. For the month of October 2025, there were 1,267 homes for sale, a notable increase of 8.3 per cent from a year ago when there were 1,170 units for sale.

Though the sales data may seem bleak, the chief economist for the BCREA suggests real estate sales activity will pick up in the current fourth quarter.

“Sales activity in many regions of the province has recovered to pre-tariff levels, with more expensive regions continuing to lag behind,” said BCREA Chief Economist Brendon Ogmundson. “We expect demand to steadily enter the market as interest rates fall, driving a stronger final quarter of the year.”
