Chilliwack council OK’s development permit for decommissioned property on Progress Way

CHILLIWACK — Chilliwack councillors have approved a development permit for a Progress Way property on which a former natural gas distribution facility was decommissioned.

Item 7.9 on Tuesday’s council meeting agenda asked councillors to approve the form and character for an industrial application to redevelop property at 44037 Progress Way.

This same property was previously developed as a natural gas distribution facility in 2014, according to a staff report prepared by City of Chilliwack planner Sean Roufosse. In the subsequent years, however, the facility was decommissioned. The applicant, T.I. Studios Architecture Inc., is now looking to redevelop the site for the same use and will utilize existing paving and lighting for the proposed development.

The proposal calls for the following:

• Four natural gas dispensers with concrete islands, including a canopy area covering 2 dispensers;

• Screened area including compressed natural gas storage vessels and mechanical systems;

• Washroom building, including two outside water fountains, and a small mechanical room on an existing paved pad;

• Use of the existing paved area on the property with the addition of small portions to facilitate site maneuvering;

• Site illumination through the use of bollard lighting, canopy lighting and existing light posts;

• Forty-three trees, including 14 new trees and 29 retained trees (36 required).

Councillor Mercer said the development would be a great addition toward cleaning up the industrial property, located just off Lickman Road.
