Community meeting for proposed housing development of over 250 units in Popkum

CHILLIWACK — A public information meeting will be held in Chilliwack Wednesday night (Apr. 2) about a proposed development that could see over 250 units of housing come to Yale Road in Popkum, east of Chilliwack.

FVRD will host the public information meeting Wednesday evening, April 2 from 6 p.m. to 8 p.m. at Rosedale Traditional School, 50850 Yale Road.

According to a flyer posted on Facebook, and an event description on the Fraser Valley Regional District website, Norah Properties Land Corporation has made an application to redevelop 52285, 52375, 52425, and 52445 Yale Road, Area D, into a residential subdivision with commercial, multifamily and single family homes (with suites) land uses.

The properties lie just east of the City of Chilliwack boundaries on Yale Road.

According to BC Assessment records, 52285 Yale Road was purchased in July 2024 for $7.5 million.

52375 Yale Road was purchased in June 2024 for $4.4 million.

The proposed development would feature 265 dwelling units and approximately 1.6ha (4 acres) of outdoor RV and container storage.

The proposal density involves 83 residential lots, each containing secondary units, for a total of 166 units, along with 99 townhouse units.

No news release was sent to Chilliwack-area media about tonight’s meeting. Fraser Valley Today only became aware of it through a single post in a Chilliwack-area Facebook group.

The application is currently in the initial review and neighbourhood consultation phase. The application was reviewed by the FVRD board on February 27, 2025 and forward to an FVRD-hosted public information meeting. FVRD notes the application hasn’t received any readings and is not approved.

FVRD says tonight’s meeting is an opportunity to discuss the initial proposal with FVRD staff and provide feedback before the application is considered by the FVRD Board.

After tonight’s public information meeting, a report on feedback from area residents will be prepared for the Fraser Valley Regional District Board. The report will summarize the comments received here and at the meeting.

If the application moves forward, FVRD says there will be additional and ongoing opportunities for the public to provide future comments or ask additional questions.
