Chilliwack commercial development next to YMCA nearing completion as 85% of building is pre-leased

CHILLIWACK — Emil Anderson Properties says Chilliwack’s premier Class A office space next to the YMCA on Hocking Avenue should see construction activities completed by spring 2025.

According to a news release from Site Partners spokesperson Johanna Ochoa, the Benchmark development at 45890 Hocking Avenue is scheduled for completion in March 2025 and will offer leasing opportunities tailored to best serve Chilliwack’s growing business community.

Emil Anderson Properties says Benchmark is 85 per cent pre-leased to an impressive lineup of corporate tenants like Hub International, Zacharias Vickers McAnn, KPMG and Cascade Physiotherapy.

“These businesses are already securing their future in the building, which will feature state-of-the-art amenities, including a rooftop patio and an unbeatable location,” Emil Anderson Properties said.

The building’s modern design and striking logo, which includes a stylized “B” drawn from the window motif, features significant innovation and attention to detail that Benchmark brings to Chilliwack’s commercial landscape.

While most of the space is already pre-leased, the building hopes to attract prime opportunities through a highly visible street-front office and a space designated for a coffee shop or restaurant.

“These available spaces offer excellent exposure, ideal for businesses looking to establish themselves in the heart of Chilliwack,” Emil Anderson Properties said. “If a tenant acts now, they can secure a location and still open with the other businesses on March 1, 2025.”

Building amenities consist of a rooftop patio, coffee shop or restaurant space, and a central location on Hocking Avenue.

Benchmark is being developed by Lead 3 Developments GP Ltd. and the YMCA BC Properties Foundation. Emil Anderson Properties functions as the development manager and Gerry Enns Contracting is the contracted builder.
