First phase of new condo project in Chilliwack could be done in 2 years, as starting prices appear to drop

CHILLIWACK — The starting price to purchase a home in a luxury 96-unit luxury condo development currently under construction in Sardis may have fallen by thousands of dollars.

In May 2024, the local builders behind the Chilliwack developments of Malloway Village, Skynest, Englewood Courtyard and Englewood Village publicly announced plans to partner with Tzeachten (Ch’íyáqtel) First Nation in Chilliwack to build a 96-unit luxury condo development at Promontory Road and Thomas Road in Chilliwack. Andmar Properties made plans to open its sale office on Friday, May 10 to coincide with sales of phase 1 of the project, which will feature contemporary living in a development driven by sustainability, innovation and connectivity in the heart of Sardis.

In a news release dated Wednesday, May 8, Andmar Properties said its meticulously-designed luxury condos will start in the high $200K range. Prospective buyers can take advantage of time-sensitive incentives like reduced deposits of 5%, mortgage helpers that cap interest rates at 4% for one year, preferred mortgage rates and no monthly strata costs for two years.

That starting price point in the “high $200K” range appears to have dropped.

Two Facebook ads, one dated Friday, June 21, and the most recent one dated Wednesday, June 26, show starting prices are not in the high $200,000s any longer.

The June 21st Facebook post lists a starting price of $279,900 coupled with a 10 per cent purchase price discount and a reduced deposit of just five per cent. That would drop the starting price to about $251,910 before government-imposed taxes.

The June 26th ad, however, lists a starting price of $249,000 and no other incentives, like the 10 per cent discount.

Andmar also posted in a sponsored Facebook ad at the end of May that it now anticipates completion of its “exquisite” phase 1 and 2 condos to be done by July 2026.

Andmar touts its energy-based building standards as being a cornerstone of its studio, 1-bedroom and 2-bedroom condos that are in close proximity to unique local businesses along pedestrian-friendly Promontory Road.

Andmar will eventually occupy 10 acres, consisting of 11 distinct mixed-use buildings, each built with extensive sustainable and ethical measures. In order to achieve this, Andmar says multiple considerations were integrated into the design process, like positioning the buildings to maximize sunlight exposure, installing enlarged windows and automatic blinds, using PTAC heating and cooling systems, and sourcing of local materials. To enhance biodiversity and support oxygen levels, Indigenous trees and fauna will be carefully planted throughout the community, accentuated by rain tanks onsite to sustain water supplies for plant containers and greenery.
