Demolition at Corbould/Kipp paves way for new 6-storey, 59-unit apt. complex near downtown Chilliwack

CHILLIWACK — A home close to the corner of Corbould Street and Spadina Avenue near downtown Chilliwack has been demolished, paving the way for what will eventually be the construction of a 6-storey, 59-unit apartment complex.

A single operator utilized a Hitachi hydraulic excavator Wednesday morning (Jan. 3) to apparently demolish a home, or what was left of it, at Corbould and Kipp Avenue, about two blocks northeast of the Chilliwack Cultural Centre, with assorted debris and building materials piled several feet off the ground.

The address where the demolition occurred appears to be 45594 Kipp Avenue.

According to a May 2022 city staff report from Erin Leary, manager of development and planning for the City of Chilliwack, the building will feature 45 small apartment units accentuated by a modern building design and complementary colour scheme, ample landscaping along the property frontages, and sufficient off-street parking.

The complex will be built on properties located at 45593 Spadina Avenue, 9345 Corbould Street and 45594 Kipp Avenue.

The applicant and/or developer behind the project had asked for the Official Community Plan to be rezoned to facilitate the 59-unit apartment complex. Chilliwack city council approved the rezoning bylaw amendment in 2022.

Liana Wiebe, communications manager for the city of Chillilwack, said the property owner applied for a demolition permit on May 31, 2023. The demolition permit was approved and ready to be issued on June 2, 2023.

There is another mid-rise apartment complex under construction just a few blocks down Spadina Avenue. Construction is underway on a 64-unit, six-storey mid-rise apartment complex that will feature rental units in a sleek, contemporary building at 45700 Spadina Avenue in downtown Chilliwack. The property at 45700 Spadina Avenue was rezoned and development and development variance permits were approved by Chilliwack council in September 2023. Of the 64 rental units, 48 will be considered small units, or 75 per cent of the building.
