Chilliwack City Council to consider cannabis store in Rosedale

ROSEDALE – The cannabis craze could be coming to Rosedale.

Chilliwack City Council is expected to review an application to rezone a vacant commercial property to a cannabis retail zone on Yale Road in Rosedale at an upcoming meeting, possibly as early as next week.

Gillian Villeneuve, director of planning for the City of Chilliwack, confirmed in an email Monday (Jan. 30) that the city has received an application to rezone a commercial property to allow a cannabis store, located at 51296 Yale Road, and create an associated parking lot and loading spaces at 51278 Yale Road.

Villenueve indicated a report is being prepared for council’s consideration and is anticipated to be on the Tuesday, February 7 agenda for a first and second reading for a proposed Zoning Bylaw Amendment Bylaw 2023, No. 5280.

If council gives first and second reading to the amendment bylaw, Villeneuve said, it’s likely that a public hearing will be held on Tuesday, February 21 at the following council meeting. The public will have a chance to provide feedback to the city about the proposed change in land use.

The commercial property is located a stone’s throw from the Rosedale post office and Rosedale grocery store.

The store at 51296 Yale Road has operated as a number of businesses, including a recent stint as the Happy Picker Store, which sold vintage and antique goods. A Google search indicates it may have also operated as Life’s Sweet Distribution selling maple syrup and other sweets. Prior to that, it previously operated as Simply Divine Boutique & Spa, Tiger Tae Kwon Do, and Rosedale Value Market, among others.

An online posting from August 15, 2022 had listed the primary commercial store at 51296 Yale Road as having approximately 3,000 square feet.

B.C. Assessment indicates the property at 51296 Yale Road was sold on June 29, 2022. A sales price was not disclosed on its website. The lot at 51296 Yale Road is 10,170 square feet. B.C. Assessment values the primary property at $1,147,000.

The bare parcel of land at 51278 Yale Road, site of the proposed parking lot, was also sold on June 29, 2022. Its sales price was not disclosed.
