Sardis single-family home prices drop nearly 22% in one year to $865K; Chilliwack prices near $800K

CHILLIWACK — Not only have sales of Chilliwack-area homes dropped 47% from a year ago, prices of single-family homes in Chilliwack continue to plummet year over year.

According to statistics released Friday morning (Jan. 6) from the Chilliwack and District Real Estate Board, the benchmark price of a single-family home in Chilliwack is now $802,600 as of December 2022, a drop of 16.9 per cent from December 2021.

However, that price is still up 46.5 per cent from only three years ago, data shows.

The benchmark price of an attached townhouse in Chilliwack is now $557,900, a drop of 5.4 per cent from December 2021.

The benchmark price of an apartment in Chilliwack has since dropped to $323,600, a drop of 5.3 per cent from December 2021.

Single-family home prices in Sardis continue to outpace Chilliwack based on a benchmark price of $865,600 in December 2022, a drop of 21.6 per cent from the year prior.

A townhouse in Sardis carries a benchmark price of $575,900 as of December 2022, a drop of 9.9 per cent from the year prior.

A single-family home in Yarrow still holds considerable value with a benchmark price of $863,500, a drop of 21.1 per cent from December 2021, while a single-family home in East Chilliwack, which presumably includes Eastern Hillsides, carries a benchmark price of exactly $1 million, a drop of 11.4 per cent from December 2021.
