YOUR PERSPECTIVE: Supply essential to solving housing crisis

Housing prices have exploded in the Fraser Valley over the last five years. It’s true that prices have increased everywhere, but our region has seen especially sharp climbs in a short amount of time, and it is having a profound impact on our communities.

In June of 2017, the average cost of a single detached home in the Fraser Valley hovered at $1 million. As of June this year, the average cost had jumped to $1.5 million. An increase of $500,000, and certainly not an amount that anyone would consider affordable for the average person. Meanwhile, those who don’t own their own home are stretched further as rents continue to increase, with the average rent in Abbotsford-Mission now $1183 a month, up $321 per month since the NDP government came into power.

As costs increase, more and more people are watching their dream of owning a home get pushed farther out of reach. Many young people worry they will not be able to live or raise a family in the place they grew up and are forced to look elsewhere to find more affordable housing options.

It’s an incredibly difficult situation — one that is bad for individuals and families, and bad for communities. We want people of all ages to be able to live here in the Fraser Valley, and for young families to be able to thrive and put down roots, but that is becoming increasingly difficult to do.

It’s a situation that is made all the more frustrating in light of the fact that the current BCNDP government came to power in 2017, with the promise to “make life more affordable.” However, in the five years they’ve been in government, we’ve watched the opposite happen.

The NDP made many grand promises to tackle housing affordability, committing to build 114,000 new units of housing. Unfortunately, according to recent Housing Minister David Eby, they’ve only opened 7,219 units to date. Nowhere near what is needed to truly make a difference in affordability.

Now, increasing housing supply is absolutely critical to addressing the housing crisis — the vacancy rate in Abbotsford is only 1.5 per cent, far below the national average of 3.1 per cent. But even if the NDP were on track to meet their housing goal, which they most definitely are not, they would still be far behind what is needed. A recent report found that B.C. will need to build 570,000 additional homes by 2030 to deliver any sort of affordability to the housing market.

It’s an intimidating figure, but one that demonstrates just how important it is to take supply seriously. We need our government to realize the importance of supply, and with urgency, work with the private sector and municipalities to build the housing that B.C. needs.

People cannot afford to wait any longer for this NDP government to get serious about increasing housing supply — real action from government is long overdue.
